Santiago Carral is the CEO of Loreto Partners Holdings (LPH) and Grupo Inversiones Loreto (GIL), where his extensive experience in managing large-scale international projects serves as a key asset to the project. With a prominent background as an award-winning architect, Santiago has led the design and execution of numerous projects across the globe, bringing a sophisticated and visionary planning and design aesthetic to every initiative.
With over 25 years of expertise in architecture, Santiago has successfully designed and developed world-class resort destinations, master plans, mixed-use developments, and high-profile commercial, retail, and entertainment venues. His ability to blend cutting-edge design with functional solutions ensures a holistic and integrated approach adding exceptional value to every project he is involved in.
Santiago’s background as a Real Estate Developer offers a deep understanding of the unique character of each development. As a leader, he is recognized for his ability to inspire and guide multidisciplinary teams, fostering collaboration while ensuring the seamless integration of all project disciplines and stakeholders.

Relevant projects that Santiago has developed and designed are:
• Oasis, Puerto Vallarta Mexico Oasis is a river-front residential development located in the heart of Puerto Vallarta’s old town Cuale neighborhood. Oasis boasts 93 finely appointed ocean-view condos ranging from 400 to 2,000 sq. ft. Completed in November 2023
• Rivera Cuale, Puerto Vallarta Mexico Rivera Cuale is a project consisting of 43 condos located on a river’s edge along the Cuale River. Completed in March 2017
• Yumana, Tijuana Mexico Yumana is a 200 acre master plan community located in the city of Tijuana, only 2 miles from the border with the U.S. This large scale project contains a variety of uses, including mixed-use, hotels, commercial, residential, educational and healthcare buildings. Project started in 2008. Full build out is expected 2035.
• Cano 79, CDMX Mexico Cano 79 is a 21 unit residential project in Mexico City. Located in the heart of the city, the project was designed around 4 majestic trees, offering all the units with views to the serene garden. Completed in 2004
• Las Rosadas, Chamela Mexico Las Rosadas is a 38 luxury home community located in bay of Chamela, Mexico. Property boasts expansive 2-4 acre lots, custom homes, private beach, restaurant, jogging tracks and many more amenities. The first 5 homes were completed in 2018. Full build out is expected 2029.
• NIBA, Guadalajara Mexico NIBA is a landmark high-rise building located on Avenida Americas, one of Guadalajara's most desirable addresses. The building has a mixed use of 15 floors dedicated to office and commercial space, with an additional 15 floors of luxury residential apartments above. These two sections are separated by a floor that houses common amenities for residents, including a spa, gym, game room, terrace, and an infinity-edge pool. Completed in 2019.
• 1 Hotels, Cabo San Lucas Mexico 1 Hotel & Homes Cabo is located on the historic Hacienda site, just steps away from the marina and Cabo’s vibrant dining and nightlife district. Offering breathtaking, unobstructed views of the Land’s End rock formation, this luxurious retreat boasts 115 guest rooms and 50 private homes. Guests can enjoy four swimming pools, an organic spa, state-of-the-art fitness facilities, two signature restaurants, a juice bar, and a stunning rooftop bar. Homes completed in 2014, and Hotel scheduled to open 2026.
• Punta Sayulita, Riviera Nayarit Mexico Punta Sayulita is an exclusive beachfront community featuring 51 ultra-luxury homes, situated just north of the vibrant town of Sayulita. The community offers a range of upscale amenities, including a beachfront restaurant and bar, a fitness palapa, a spa, and an outdoor pursuits area for various ocean activities. The first homes and common areas were completed in 2012, with the final phase of development scheduled for completion in 2027.

CEO, Pinnacle Diversified, LLC 25 of the past 30 years
Neil directed the development of over 60 projects and the acquisition or repositioning of an additional 70 properties, including luxury Four Diamond resorts, senior living and master-planned communities in the U.S. He has also owned properties in Mexico and Canada.
Key Achievements:
• Managed the acquisition of 10,000+ apartment units across eight states, driving value through strategic repositioning and operational improvements.
• Led successful joint ventures with institutional equity partners, ensuring financial and operational success for high-value developments.
• Raised capital through complex debt and equity structures, securing funding for projects totaling approximately $1.5B.
• Designed and implemented operational strategies that enhanced both buyer lifestyles and investment opportunities, including comprehensive rental programs.
Founder & Co-CEO, Dynamic Water Technologies (DWT)
2016 – 2021
Driven by a commitment to environmental stewardship, Neil co-founded DWT to address water scarcity in the Southwestern U.S. using cutting-edge electro-chemical engineering solutions, reducing or eliminating the need for hazardous chemicals.
Key Achievements:
The initial technology was validated twice by the U.S. Department of Energy’s NREL, with systems recommended for use in all federal facilities.
Achieved 2019 Innovation of the Year from the city of Los Angeles for significant water and energy savings.
DWT has installed multiple systems in high-profile clients, including NASA, City of Los Angeles, LA dept of water and power HQ, Campbell soup, Walmart, Bristol Myers Squibb, Kaiser Permanente, Kroger, Roche, AT&T, Southern California Gas, Nestle and many more.
DWTs technologies reduce water usage by many millions of gallons annually as well as energy savings and a huge reduction in the need for hazardous chemicals. In addition, one of its technologies solidifies or separates harmful effluent, some of which may otherwise reach lakes, rivers and underground water tables.
Transitioned out of the CEO role in 2021 to refocus on his passion for real estate development, while retaining some ownership & board responsibilities.

1989 – 1998
Neil founded one of Phoenix’s top five commercial brokerage and management firms, NAI Horizon, overseeing over 200 commercial real estate sales and management professionals before selling his share in 1998.
Key Achievements:
Set up and grew 5 divisions to service the management, leasing, construction and sale of its clients’ assets as well as properties owned by Pinnacle Diversified.
Navigated complex acquisitions of environmentally challenged properties, including RTC portfolio assets.
Repositioned distressed properties during economic downturns through innovative financing, tri-party transactions, and strategic joint ventures.
Established and later sold a successful HOA management company in Colorado.
Notable Projects/ Ventures
CopperWynd Resort & Club — Scottsdale, AZ Oversaw both development and operations for 17 years. The project is a 100 acre, 188-unit condo and home project, anchored by a Four Diamond resort.
The property ranked #8 in Condé Nast Traveler's 2006 list of top 50 resorts in North America amongst other accolades and is now part of Marriott’s Autograph Collection. The resort and club achieved 600 members within its first year of operations.
Tuscany at McCormick Ranch — Scottsdale, AZ Led development and management of an independent senior living community of approximately 100 residents with the highest retention rate for employees and residents in Scottsdale.
Managed operations through 12 years and maintained a 96.6% occupancy in those final years before its sale.
Multi-Family Residential Developments Co-managed the acquisition and development of over 10,000 apartment units across eight states over 20+ years.
Luxury Residential Homes — Paradise Valley, AZ Partnered with a high-end home builder to develop 15 luxury homes averaging approximately 8,000 square feet in Paradise Valley, Arizona’s second most expensive zip code.

Joe Spano serves as Co-Managing Partner for Loreto Partners Holdings (LPH) and Grupo Inversiones Loreto (GIL), bringing an extensive background in business and finance to the project. In 1981, Joe joined his family’s fashion accessory business, converting it from a distribution business to a design and development business where he grew the business exponentially and sold the company in 2005 to a consortium of private equity firms. Simultaneously, in 2000, Joe joined the family real estate business and is currently a Managing Director with responsibility for strategic direction and oversight of all aspects of the business with a focus on larger, projects, including an 800,000 SF mixed use project in central New Jersey, as well as dozens of clean energy projects. His eight figure investment in this property was driven by his love for this area and is excited to spend some significant time in his own home in this community.
Joe’s strong accounting background and extensive experience as CEO of one of the largest companies in its industry has provided him with the skills and judgment to successfully make major decisions for the business. Aside from his business ventures, Joe remains active in charitable, civic and religious organizations supporting our veterans and the disadvantaged both in the U.S. and abroad.
Joe holds a bachelor’s degree from Rider University and become a Certified Public Accountant while working as an auditor with Price Waterhouse.
